The following is part of the inspection process:

  • We engage in a visual and manual inspection of your property.
  • We visually survey the structure’s interior (and crawl space/attic space), including possible water intrusion points; non-invasive moisture content measurements.
  • We photograph specimen sources and attach them to a document, meeting legal standards for evidence.
  • We use infrared tools to detect moisture damage to drywall, insulation, and other building materials.

Within a few days we will furnish you with a comprehensive report with laboratory findings interpreted; mold genera identified (including those that are potentially toxic); recommendations for remedying any mold colonization, if needed.

During the remediation process we will meet with you and thoroughly evaluate the situation to ensure that all aspects of your mold remediation project are addressed and handled expertly. This includes cleaning, air scrubbing, dehumidification, HEPA Vacuuming, anti-microbial treatment and sealing all affected areas to prevent further contamination. The entire property is evaluated inside and out, including the inner structures. All contaminated items are safely removed, and all items that can salvaged are properly cleansed and treated.

The Belleair Construction home inspection will review the condition of the home’s heating system, central air conditioning system (temperature permitting), interior plumbing, electrical systems, roof, attic, visible insulation, walls, ceilings, floors, windows, doors, foundation, basement, and visible structure. We are also certified to provide additional inspection services such as: radon testing, water testing, thermal imagery and heat/air loss inspections typically known as energy audits, without the diagnostics. A home inspection can uncover unseen flaws in a home that even the homeowner selling the home is unaware of. This can save you from purchasing a home that will end up with costly repairs over time.

We also provide a “Four Point Inspection” for homes 25 years and older which focuses only on four main areas of interest in a home:

  • HVAC (Heating, Ventilation and Air Conditioning)
  • Electrical wiring and panels
  • Plumbing connections and fixtures
  • Roof

The inspection and report describes the condition and age of these elements which will be important to Insurance companies who have become increasingly reluctant to issue Homeowner Insurance Policies on older homes (usually 25 years old or more).

Their common concern is that there may be conditions in an older home that could become a liability to them. For instance; a home with a roof nearing the end of its reliable service life may fail while under the policy and the homeowner may seek reimbursement from their insurance company for damages to the home or its contents. Similar concerns extend to the condition of the HVAC, electrical and plumbing systems in an older home. If these elements are in poor condition, in need of being updated or replaced or were improperly installed, they may fail and cause fire or water damage to a home.

Belleair Construction has fulfilled the requirements of the Toxic Substances Control Act (TSCA) Section 402, and has received certification to conduct lead-based paint renovation, repair, and painting activities pursuant to 40 CFR Part 745.89 (a)

Lead-Paint is a silent threat to the health of infants to adults. Lead-based paint (LBP) was commonly used in most homes built before 1978. In the U.S., White Lead was used extensively as a pigment in paint until in the 1960s when the cost of lead became prohibitive. Lead began to be replaced by alternative pigments. Eventually lead-based paints were banned in 1978. Before the decline in use and eventual ban of lead-based paint, it was considered a high quality and durable paint. It is estimated that over 80% of the homes built before 1978 contain some lead-based paint.

The primary concern with lead-based paint in the home is lead poisoning from inhaling lead dust, ingesting lead dust from placing hands or other objects covered with lead dust in the mouth or even ingesting lead paint chips. Lead paint produces a white, chalky film of lead dust over time and, like all paints, will peel and chip when not maintained. Friction on painted surfaces such as doors and windows can also produce lead dust.

Particularly at risk are young children under the age of six years. Their innate habits of putting objects in their mouths make them most susceptible to ingesting lead dust or paint chips. Their proportionally smaller body mass allows dangerously high concentrations of lead to develop more easily with minimal exposure. According to the Centers for Disease Control, an estimated 10 percent of U.S. preschoolers suffer from high enough levels of lead in their blood to poison their systems. Also at risk from exposure to lead-based paint are pregnant women.
